Rates & Conditions

 

1.               General Rules and Conditions:

Our room rates are net prices for room only.

A 10% service charge is added to the price of food, beverages, and other services. Long stay guests (staying more than 7 days) must settle all their hotel bills every week.

Rooms are equipped with either 1 double bed or 2 twin beds.

Deluxe rooms are equipped with minibar fridge, SMART TV, tea and Coffee making facilities, and safe.

Suite Rooms are equipped with standard fridge, 2 ring electric hob with hood, various kitchen utensils and equipment, sink and washing up facilities. (Microwave facilities are available within the Main downstairs kitchen and can be made available as required). Light cooking within suite rooms is permitted only.

There are communal BBQ facilities available on roof deck. (BBQ facilities must be booked 24 hours in advance). 

Maximum Room Occupancy

Deluxe rooms:    2 adults + 1 child (0 to 11 years old, baby cot or additional ‘camping bed’ is available. OR

                                2 + 1 adults, additional bed is required

Suite Rooms:      2 adults within suite bedroom, + 2 adults OR 2 children on sofa bed within living space, + 1 additional adult / child on ‘camping bed’ / cot (Extra bed required)

Extra bed rental charge: 300 Baht per night (Breakfast not included), baby cot free of charge (breakfast not included).

In the interest of child safety and hygiene, we unfortunately do not allow pets at the resort.

A minimum booking of two nights is required during peak season periods and on long weekends.

Transportation must be cancelled 48 hours before scheduled pickup or we reserve the right to charge the full amount if the car cannot be cancelled in time. As we are using an outside company for transportation Bangkok to Resort both way, cash payment directly to driver is required at destination arrival.

Breakfast: 
Adults / Child (over 2 years of age): 250 Baht (net)
Children 2 and under: free
Breakfast is provided for free for stays over 5 nights.
 

Minimum stays

During holiday weekends: Minimum stay of 2 nights.

During 19th December to January 3rd: Minimum 5 nights

Free Wi-Fi facilities throughout the facility
 

2.               Terms & Conditions

100% payment upon arrival at the villa. All rates exclusive of taxes.

Credit card guarantee required to make the booking. Credit cards accepted Master Card/ Visa.

Normal Season: Cancellation 3 days prior to arrival date no charge. Cancellation after this period or in case of no-show, first night per room will be charged.

Peak Season: (Christmas, New Year’s Eve, Chinese New Year and Songkran): Cancellation 10 days prior to arrival date no charge. Cancellation after this period or in case of no-show, two nights per rooms will be charged.

DEPOSIT for Peak Season ONLY: first night per room will be charge 10 days before arrival. No refund

Please contact the Hotel to make a cancellation.

Proper I.D. card for Thai National and PASSPORT + for all foreigners will be required upon check in for ALL guests.
